Estate agency is hyper-local. Sellers in BS6 care who sold on their road, not who ranks nationally for "sell my house." Portals and Google both matter at decision time, but awareness on the street often starts earlier: leaflets after a sale, market updates, and free valuations promoted to one postcode at a time.

Agents spend heavily on Rightmove, Zoopla, and SEO. Fewer spend systematically on letterbox reach in the patches they want instructions from.

Why search alone is a crowded fight

When a seller Googles you after a leaflet, reviews and recent listings must look sharp. The shift is proactive reach in your farm area, not waiting for portal leads alone.

Check your firm's rules on sold boards and price claims before you print. When in doubt, simplify the headline and push the valuation CTA. Agents who look spammy burn trust faster than they burn budget.
